The challenge
5 Rivers Development is several businesses under one name: property development, residential and commercial sales, rentals, brokerage and investment. Each brings a different visitor with a different question, and a buyer, a tenant and an investor share almost no vocabulary. Showing all of it in one place, without the site reading as a list of unrelated services, was the problem to solve.
What we set out to do
Goals
- Show the full range of the business — development, sales, rentals, brokerage, investment — without one audience having to wade through the others to find itself.
- Present residential and commercial properties in one consistent format, so the portfolio reads as a portfolio rather than a set of one-off pages.
- Make the company read as an established Michigan development firm within the first screen, before anyone reads a line of copy.
- Route inquiries by intent, so a rental question and an investment question do not arrive in the same undifferentiated inbox.
- Keep the site fast on a phone, since most property browsing happens there and photography is the heaviest thing on the page.
Strategy
Approach
We structured the site around what a visitor came to do rather than around the company’s internal divisions. Buying, renting, listing through the brokerage and investing each get their own path from the first screen, with their own detail pages and their own inquiry route. Shared components present every property the same way, so adding a listing is a content decision rather than a design one, and the site holds its shape as the portfolio changes.
Design decisions
- Property cards use one fixed layout across residential, commercial and rental listings. Consistency reads as a real portfolio; per-listing custom layouts read as a scrapbook.
- Photography is given room and everything around it is kept quiet. Real estate is decided visually, and a busy interface competes with the only thing the visitor actually came to look at.
- Navigation is split by what the visitor wants to do, not by internal service name — a tenant does not know whether they belong under “property management” or “rentals”, and should not have to guess.
- Contact is repeated at the end of each property and service section rather than parked on a single page, because search and shared links drop people deep into the site.
- Motion is limited to entrances and hover states. On a page that is mostly imagery, animation that competes with the images costs more than it adds.

- Commercial section covering commercial property and available space, built on the same structure as residential so the two read as one portfolio
- Rental listings kept separate from sales inventory, leading with the details tenants ask about first
- Brokerage pages explaining representation for buyers, sellers and lessees in plain language
- Investment section written for someone evaluating the company as a partner rather than as a seller or landlord
- Property management overview covering what the company handles on an owner’s behalf
- Intent-routed inquiry forms, so buying, renting, listing and investment enquiries arrive already separated
- Server-rendered pages with structured business and property data, so search engines and AI assistants can read what the company does and where it operates

Outcome
5 Rivers Development now has one site that carries the whole business. Residential and commercial listings, rentals, brokerage and investment each have a defined place in it, presented consistently, and inquiries arrive already sorted by intent. The company can send a buyer, a tenant, an owner or an investor to the same domain and know each one lands on their own path.
